Leasing of industrial and logistics park in Bensheim to pharmaceutical full-service provider

Panat­toni, the project devel­op­er for indus­tri­al and logis­tics real estate, announces the full let­ting of Panat­toni Park Mannheim North in Ben­sheim, Bergstrasse dis­trict, Hesse, to MSK Phar­mal­o­gis­tic GmbH. The fam­i­ly-run phar­ma­ceu­ti­cal full-ser­vice provider from Hep­pen­heim in the Rhine-Main-Neckar met­ro­pol­i­tan region offers its cus­tomers ser­vices in the var­i­ous busi­ness areas of the phar­ma­ceu­ti­cal indus­try. The com­pa­ny is plan­ning the new site as a GDP [Good Dis­tri­b­u­tion Prac­tice] and GMP [Good Man­u­fac­tur­ing Prac­tice] cer­ti­fied logis­tics cen­ter for the stor­age and han­dling of phar­ma­ceu­ti­cals and med­ical devices.

The new ten­ant will occu­py approx­i­mate­ly 10,577 sqm of total usable space with a height of 10 m UKB in the new Panat­toni Park. Of this, approx­i­mate­ly 9,300 m² is ware­house space, 570 m² is office and social space, and 510 m² is mez­za­nine space. The out­door areas will pro­vide space for 40 cars, 46 bicy­cles and 2 trucks. In devel­op­ing the new space, Panat­toni is focus­ing on a mul­ti­func­tion­al design, mak­ing the prop­er­ty ide­al­ly suit­ed for the phar­ma­ceu­ti­cal full-ser­vice provider.

“By leas­ing the space, we are cre­at­ing space for fur­ther growth in a dynam­ic region where we are already deeply root­ed through our cor­po­rate head­quar­ters. The new loca­tion dou­bles our stor­age capac­i­ty and also allows us to offer new logis­tics con­cepts and solu­tions to our cus­tomers in the health­care indus­try. Pri­mar­i­ly, we will relo­cate and expand tem­per­a­ture-sen­si­tive phar­ma­ceu­ti­cal and med­ical device dis­tri­b­u­tion to the new site to ensure and improve sup­ply secu­ri­ty for patients. In addi­tion, many new jobs will be cre­at­ed at the site, as we are not a clas­sic logis­tics com­pa­ny, but a full-ser­vice provider that takes on many of its cus­tomers’ reg­u­la­to­ry and admin­is­tra­tive tasks. From the very begin­ning, we were allowed to active­ly par­tic­i­pate in the con­cep­tion and are pleased to have the oppor­tu­ni­ty to use the new logis­tics space.”

The park in Ben­sheim is being built in an exist­ing com­mer­cial area and has an attrac­tive macro loca­tion in the Rhine-Neckar met­ro­pol­i­tan region. The near­by A5 and A67 free­ways can be reached in just a few min­utes and pro­vide ide­al con­nec­tions to the cities of Mannheim and Frank­furt. Mannheim City Air­port is also only 32 km away.

For the new indus­tri­al and logis­tics space, the com­pa­ny is revi­tal­iz­ing a brown­field site of around 29,805 m², which in the past served as a paper and goods ware­house. Demo­li­tion work on the exist­ing build­ings began in March 2022, and con­struc­tion of the new build­ing is sched­uled to start in July. Com­ple­tion is sched­uled for Feb­ru­ary 2023.

In terms of sus­tain­able and resource-sav­ing devel­op­ment, the project devel­op­er is aim­ing for cer­ti­fi­ca­tion to the DGNB Gold Stan­dard in the con­struc­tion of the build­ing. In addi­tion to using rain­wa­ter to irri­gate the plants, the Group plans to install a pho­to­volta­ic sys­tem for low-emis­sion ener­gy sup­ply and exten­sive green roofs on the sprin­kler con­trol cen­ter to bind green­house gas­es. A com­pre­hen­sive num­ber of e‑charging columns for pas­sen­ger cars will take account of the mobil­i­ty rev­o­lu­tion. In addi­tion, the com­pa­ny is installing nest­ing box­es for the niche nest­ing birds house spar­row and house red­start as well as roosts for bats as part of species pro­tec­tion measures.
