Panattoni, the project developer for industrial and logistics real estate, announces the full letting of Panattoni Park Mannheim North in Bensheim, Bergstrasse district, Hesse, to MSK Pharmalogistic GmbH. The family-run pharmaceutical full-service provider from Heppenheim in the Rhine-Main-Neckar metropolitan region offers its customers services in the various business areas of the pharmaceutical industry. The company is planning the new site as a GDP [Good Distribution Practice] and GMP [Good Manufacturing Practice] certified logistics center for the storage and handling of pharmaceuticals and medical devices.
The new tenant will occupy approximately 10,577 sqm of total usable space with a height of 10 m UKB in the new Panattoni Park. Of this, approximately 9,300 m² is warehouse space, 570 m² is office and social space, and 510 m² is mezzanine space. The outdoor areas will provide space for 40 cars, 46 bicycles and 2 trucks. In developing the new space, Panattoni is focusing on a multifunctional design, making the property ideally suited for the pharmaceutical full-service provider.
“By leasing the space, we are creating space for further growth in a dynamic region where we are already deeply rooted through our corporate headquarters. The new location doubles our storage capacity and also allows us to offer new logistics concepts and solutions to our customers in the healthcare industry. Primarily, we will relocate and expand temperature-sensitive pharmaceutical and medical device distribution to the new site to ensure and improve supply security for patients. In addition, many new jobs will be created at the site, as we are not a classic logistics company, but a full-service provider that takes on many of its customers’ regulatory and administrative tasks. From the very beginning, we were allowed to actively participate in the conception and are pleased to have the opportunity to use the new logistics space.”

The park in Bensheim is being built in an existing commercial area and has an attractive macro location in the Rhine-Neckar metropolitan region. The nearby A5 and A67 freeways can be reached in just a few minutes and provide ideal connections to the cities of Mannheim and Frankfurt. Mannheim City Airport is also only 32 km away.
For the new industrial and logistics space, the company is revitalizing a brownfield site of around 29,805 m², which in the past served as a paper and goods warehouse. Demolition work on the existing buildings began in March 2022, and construction of the new building is scheduled to start in July. Completion is scheduled for February 2023.
In terms of sustainable and resource-saving development, the project developer is aiming for certification to the DGNB Gold Standard in the construction of the building. In addition to using rainwater to irrigate the plants, the Group plans to install a photovoltaic system for low-emission energy supply and extensive green roofs on the sprinkler control center to bind greenhouse gases. A comprehensive number of e‑charging columns for passenger cars will take account of the mobility revolution. In addition, the company is installing nesting boxes for the niche nesting birds house sparrow and house redstart as well as roosts for bats as part of species protection measures.
Nicole Rauber-Jung, First City Councilor and Head of the Building Department of the City of Bensheim, comments on the project as follows: “We welcome Panattoni’s plan to create additional areas in Bensheim. The multifunctional as well as sustainable design of the park is a good fit for this location. The settlement of MSK Pharmalogistic GmbH maintains the already existing balanced mix of industries and strengthens Bensheim as a business location.”
“Panattoni warmly welcomes MSK Pharmalogistic GmbH as a new user of the space. The location in the middle of the dynamic Rhine-Neckar metropolitan region, one of the strongest economic areas in Germany, combined with optimal transport links make the park an attractive place to locate. We would like to thank MSK Pharmalogistic and the city of Bensheim for their close and trusting cooperation,” explains Fred-Markus Bohne, Managing Partner.
The brokerage of the property and the future tenant MSK Pharmalogistic was carried out by Realogis Immobilien Frankfurt GmbH.
